Creating an impact begins with photography when it comes to Real Estate, a buyers first impression isn't the first 10 second in the home - it begins online.  Prepare your home for showings and photography if you want to garner the most attention, ultimately receiving the highest offers possible.   We transformed this guest room in a few simple, easy-to-follow steps that ultimately created a look that suited the home, the target buyer and the price point - not to mention produced excellent photographs for the online listing! STEPS TO STAGE YOUR SPACE: 1. Remove bright colour carpets, or carpets not to scale for the space **TIP - if you don't have the budget to rent or purchase a carpet, don't be afraid to go without a carpet! ** 2. Re-position furniture so it isn't blocking doorways, light switches, windows or traffic areas. Do not angle furniture, particularly beds - no matter what the room size that will only eat up visual space.  **TIP - sometimes moving a piece of furniture a few inches makes a world of difference** 3. Consider your colour scheme and room features when accessorising your space.  This room had a view to die for and a rather neutral paint palette, switching out the bedding, light and art to coordinate with the outdoors gave our eyes room to wander in this space.   The trick to staging for photography is to make sure that a buyers eyes don't go to one specific feature or item, you want them to absorb the entire space both online and in person, this is what creates the emotional connection required for top dollar!  When it comes to guest room, like the one above, keep it soothing and simple.
