Small Changes, Big Differences #1!

Creating an impact begins with photography when it comes to Real Estate, a buyers first impression isn't the first 10 second in the home - it begins online.  Prepare your home for showings and photography if you want to garner the most attention, ultimately receiving the highest offers possible.   We transformed this guest room in a few simple, easy-to-follow steps that ultimately created a look that suited the home, the target buyer and the price point - not to mention produced excellent photographs for the online listing! STEPS TO STAGE YOUR SPACE: 1. Remove bright colour carpets, or carpets not to scale for the space **TIP - if you don't have the budget to rent or purchase a carpet, don't be afraid to go without a carpet! ** 2. Re-position furniture so it isn't blocking doorways, light switches, windows or traffic areas. Do not angle furniture, particularly beds - no matter what the room size that will only eat up visual space.  **TIP - sometimes moving a piece of furniture a few inches makes a world of difference** 3. Consider your colour scheme and room features when accessorising your space.  This room had a view to die for and a rather neutral paint palette, switching out the bedding, light and art to coordinate with the outdoors gave our eyes room to wander in this space.   The trick to staging for photography is to make sure that a buyers eyes don't go to one specific feature or item, you want them to absorb the entire space both online and in person, this is what creates the emotional connection required for top dollar!  When it comes to guest room, like the one above, keep it soothing and simple.

"A Night To Remember"

RESA First Annual Holiday Gala 2014

 ” A Night to Remember”

The spirit of the holidays lives in each and every one of us; clearly evidenced in RESA’s altruistic, memorable plan for an industry Holiday party.

Let’s set the stage, shall we? What began as a holiday party for RESA (Real Estate Staging Association) Professional Home Stagers, Lisa McIntee, RESA Ontario President  and Angela Brooks Osborne,  RESA RVP, made the last minute decision to transform the Second Annual RESA Holiday Party into an evening of red carpet celebration driven by the goal of a successful fundraiser along with heightened awareness for the Alzheimer’s Society.

With only a four week time frame they were able to secure a venue and entertainment, obtain over 10k in silent auction items, settle on an outstanding menu, garner sponsorships and ticket sales in their quest to raise awareness for patients and families living and coping with this debilitating disease.

Their hopes for this fundraiser go well beyond the night itself! A creative, dynamic plan for an integrated marketing and social media pathway has been developed will be gifted to the Alzheimer’s Society. These development of these plans are compliments of Tori Toth of www.toritoth.com and expert Real Estate Photographer, Doug Thompson . Awareness is the key to unlocking the mystery  for all of us.

Alzheimer’s was primarily selected to help raise awareness of this devastating disease associated with mental health and can so often be misunderstood. The Alzheimer Society offers hope for tomorrow by funding research to find a cure and support quality of life for people living with dementia. Tickets for the First Annual RESA Holiday Gala have now sold out. It will truly be “A Night to Remember”  to assist those who may not be able to, and hope to their caregivers who will never forget.

Merry Christmas to all…..

Niagara is home to North America's Top Professional Home Stager!

The Home Staging Industry’s most coveted awards recently took place at the 2014 Real Estate Staging Association’s convention in Las Vegas, NV and Niagara resident Lisa McIntee was honoured with numerous awards, most noteably “Professional Home Stager of the Year North America 2014“.  Hundreds of Professional Home Stagers from Across North America and even from across the ocean flocked to this educational 3-day event, and this was the same reason stagers from Niagara decided to attend.

Lisa McIntee, owner of The Staging Professionals which is a full-time Professional Home Staging Company in Niagara Falls, Ontario was travelling to not only attend the convention, but also to speak but she had no idea what Las Vegas had in store for her.

Lisa McIntee was first honoured with the “Chapter of the Year RESA Niagara” award, followed by”Top Vacant Home Stager Canada" and was then awarded the "Top Professional Home Stager North America" Award, the highest industry honour.

The Real Estate Staging Association held it’s annual convention in Las Vegas, NV in January, and it was a true meeting of the minds.  Barbara Corcoran, Terry Watson, Shell Brodnax, Christine Rae, Lisa Vail, Matthew Finlason, Kimberly Seldon and many more industry professionals were on hand to offer sound advice and inspiration.  Then came the awards ceremony, something I assumed would simply be a fantastic night to honor the best in our industry and a great networking.

2014 Awards received by Lisa McIntee,

“RESA Niagara Chapter of the Year” – Nuala Durkin, President 2013, Lisa McIntee, VP of PR 2013

“Top 10 Best Re-Designs North America”

“Top 10 Best Occupied Stagings North America”

Staging Isn't Just For Selling

The Staging Professionals, recently staged 196 Cushman Rd, Unit 39 St. Catharines. SAR Instructor Lisa McIntee showcases her home staging skills in this stunning, recently renovated unit.

While most people think of home staging exclusively for homes for sale, recently apartment complexes have begun seeing the value. Case in point is the recent staging project forPanoramic Properties located at 196 Cushman Rd, Unit 39 in St Catharines, Ontario.

Offering both two and three bedroom town homes for rent, creating a model unit simply makes sense. Just as professional home staging can help a home owner sell faster and for more money, staging an apartment can help rent more units. Lower vacancy rates mean more profit for investors. The small investment in professional home staging can keep the apartment complex full by creating a lifestyle that renters are looking for.
